Delegationsdemokrati - En studie av Hyresgästföreningens förhandlingsdelegationer

The aim of this essay is, with reference to a close study on the negotiation delegations of the Tenant Association, to examine the principals of democracy in relation to distribution of power and participation, efficiency and professionalism. This is done with the intention to understand the Tenant Association's view on its own commission as negotiator, according to democracy. The investigation is carried out on the Tenant Association in the Swedish cities of Stockholm, Malmö and Gothenborg.The data acquisition was obtained by using a questionnaire and through interviews with representatives from the Tenant Association negotiation delegation.A central conclusion from this investigation is that the representatives of the Tenant Association generally are satisfied with the democracy model used in the organisation, despite awareness of the fact that there are some failures with representation amongst younger people, women and immigrants. Also, they suggest that the model with representative democracy is by all means the most useful because of its arrangement and efficiency in decision making processes.The policies of the Tenant Association, considering distribution of power and participation between elected representatives and employees, are legitimated by the negotiation delegates. However, there is obvious discrepancy in the look upon their respective tasks between the delegates and the chief negotiators.One can recognise the development of democracy that is called New Public Management in this survey.

Tenant Representation : Stockholms kommersiella marknad

Tenant representation är som bransch befinner sig i sin expansionsfas och har funnits på den svenska marknaden sedan tidigt 90-talet. Tjänsten tenant representation kommer ifrån den engelska och amerikanska marknaden och således ligger dessa marknader i framkant. Arbetet behandlar utbudet, utvecklingen och framtidsutsikterna på Stockholms tenant represantationmarknad.Arbetet stödjer sig till stor del på intervjuer av representanter från aktörer på Stockholms tenant representationmarknad. Arbetet hämtar även inspiration från tidigare arbeten och till viss del litteratur.Olika trender på marknaden som märks av är att medvetenheten och efterfrågan på tenant representation ökar samt att rekryteringsmöjligheterna har ökat. Svaren i intervjuerna har inte visat orsaken till de ökade rekryteringsmöjligheterna, men ett antagande är att utbildningar har anpassat sig till marknadernas behov.

Between 1750 and 1850 the population of Sweden doubled. The increase was very unequally distributed among the different social groups of the rural population. The number of peasants grew very little, while the numbers of the landless (crofters, bordars etc.) more than quadrupled. This study examines whether Christer Winberg's thesis of the landless growth can be applied to Björklinge parish in Uppland. Winberg believes that it was mainly children of tenant farmers who became landless.

Läget - allt och ingenting : En studie av hyressättning av kontorslokaler i Stockholm

Aim: The purpose of this study is to increase the knowledge around the location?s importance when rent setting office premises. Furthermore, I want to get broader knowledge about the real estate market as a whole when since it is of current interest.Method: The study is performed with the aid of qualitative interviews on persons with experience of office premises in Stockholm city. Theoretical dates mainly have been gathered via literature and the Internet. Then I have put together the interviews in order so that I finally can analyze empiric with theory.Result & conclusions: The results that have been achieved with this essay are how the concept location has been used within the real estate sector, also how important long-term thinking is when letting of premises, not only office premises.Suggestions for future research: Future studies can increase my study with more interviews, with for example real-estate owners.

The starting point for this master thesis was the product of the company "Humlegården", which allows its tenants in office buildings to follow their electricity consumption in real time, through their Smartphone's. The idea that resulted from that application is to investigate if it is possible to direct the tenants in office buildings to reduce their energy consumptions, but also to be satisfied with the indoor environment. This work addresses the factors which are the main energy consumers in office buildings. It addresses legal requirements and standards which are important to follow in order to achieve good thermal comfort in buildings. Some of them are physical climate factors like thermal environment, air quality and lightning.

Underhållsbehandling ur socialtjänstens perspektiv

The aim of the study was to get a deeper understanding of how social workers at the welfare office think and act when it comes to methadone or buprenorphine treatment. What role does the welfare office take when it comes to methadone- or buprenorphine treatment, what does the welfare office think about this form of treatment, what possibilities does the welfare office have when it comes to decide the selection to this kind of treatment and what consideration does the welfare office take to the separate individuals demands when it comes to methadone- or buprenorphine treatment. The study is done in the perspective of society as a social construction. The method that was used was qualitative interviews with professionals at the welfare office and professionals at the reception of methadone- and buprenorphine treatment. The result of the study is that the attitude towards methadone- and buprenorphine treatment is complicated and the opinions are partly divided..

Dåliga mäklare, eller bristande kunskap hos konsumenten?

Aim: The aim of this thesis is to through a survey, gain information about the tenant owners knowledge concerning their own and the real estate agents rights and obligations, this to elucidate one of the factors we think play a big part in the general publics dissatisfaction about the real estate agents and the negative picture painted of them in media today. By throwing light on the assumed lack of knowledge in this area we hope to contribute to improve the information communicated to the customers so that they can feel safer when consulting a real estate agent in this matter.Our main question in this thesis is: How much knowledge does tenant owners and tenant owners to be have concerning the division of responsibilities when it comes to selling and buying a tenant owned flat and what problems can the presumed lack of knowledge in this area lead to?Method: We have used a combination of qualitative and quantitative methods. Data has been collected through a survey which we have put together and analyzed both based on the results we got from the survey but also based on the reactions we received from the participants. The results are presented both in text and in diagrams.Result & Conclusions: The results we got from the survey indicate that the knowledge among our participants is much worse than what would be desired.

Nöjda kontorshyresgäster under ombyggnadsprocessen : En beskrivning och analys av hur fastighetsbolag kan påverka de störningar som uppstår vid ombyggnad med kvarsittande hyresgäst

En av de större utmaningarna med ombyggnadsprojekt är de fall när det i byggnaden finns kvarboende eller andra brukare under tiden. En ombyggnad innehåller i regel både bygg- och rivningsarbeten som ofta medför störningar för människor som vistas i eller intill fastigheten. Samtliga störningar är påverkningsbara och kan vid god projektering och produktion minskas.Målet med examensarbetet har varit att ge konkreta förslag på hur ett fastighetsbolag kan arbeta för att öka hyresgästens kvalitetsupplevelse under en ombyggnad som sker i eller intill hyresgästens lokal. Detta har gjorts genom att identifiera vanliga störningar, genom att påvisa hur hyresgästen har påverkats av dessa störningar och genom att undersöka hur tidigare uppkomna störningar har hanterats.I samråd med fastighetsbolaget Vasakronan har tre ombyggnadsprojekt valts. På respektive ombyggnadsprojekt har kontorshyresgäster, intern projektledare och extern projektledare intervjuats.  Även observationer i form av platsbesök och litteraturstudier har genomförts.Studien har resulterat i förbättringsförslag till fastighetsbolaget.

Upplevelsen av arbetsmiljö i öppna kontor inom IT-sektorn : - En kvalitativ intervjustudie

Aim:The aim of the study was to describe the experience of working environment in open plan office within IT- sector.Background:Previously was the most common office model cell office, open plan office is now the most common. A good working environment in theise two office types needs different attributes. A theory to explain relationship between health and unhealth is Karasek and Theorells demand- control- supportmodel.Method:A qualitative interview study was performed to gain a deeper understanding of the experience of working in open plan office within IT- sector. Ten informants from two different organizations were chosen. The result has been analyzed with qualitative content analysis.Results:The analyses resulted in three themes and six sub-themes.

Avgiftens kapitalisering i slutpriset för bostadsrätter - En studie om hur avgiftens kapitaliseringsgrad över slutpriset på bostadsrätter i Vasastan/Norrmalm förändrats mellan 2006-2014

Prior studies have shown the relationship between capitalised monthly fees and sales price for tenant-owned apartments in Stockholm. However, few studies have been conducted explaining the effects of capitalised monthly fees over time and how it has changed with, for in-stance, increasing sales prices and fluctuating interest rates. The aim of this study is to deter-mine if the effect of capitalised monthly fees on sales prices of tenant-owned apartments has changed between 2006 and 2014, in Vasastan/Norrmalm in Stockholm. The study shows that there are statistically significant results indicating that capitalised effect of monthly fees on sales prices has in fact changed over the studied time period. The results differ with apartment size (number of rooms) and the conclusion is that there is an effect of time on one, two and three bedroom apartments but not for apartments with four bedrooms or more..

Utvärdering av arkitektur för underhåll av ett Back Office-system

Syftet med arbetet har varit att undersöka om en viss arkitektur kan användas för att underlätta utvecklingen av ett Back Office-system till ett befintligt och komplext verksamhetssystem.För att gränsa av arbetet och hitta de delar som var intressanta att fokusera på genomfördes intervjuer med tre olika personer som hade olika syn på ett Back Office-system genom sin yrkesroll. Intervjuerna resulterade i ett antal önskemål för vad man ville uppnå med ett Back Office-system.Arbetet resulterade i en arkitektur som kan användas för att underlätta utvecklingen av ett Back Office-system till det befintliga verksamhetssystemet samt till verksamhetssystemet självt. Arkitekturen har utvärderats genom att man först ställde en mängd krav på den och sedan studerade hur den klarade av en mängd nya krav som delvis var relaterade till de gamla kraven.Alla tester som gjorts visar på att arkitekturen är väl designad och lätt att underhålla samt att den kommer underlätta den fortsatta utvecklingen av verksamhetssystemet och dess Back Office-system..

The main purpose of this master thesis is to study the information support by the head office of the Swedish social insurance office to its administrators. The thesis only focuses on information that concerns laws, regulations and instructions. The study is based on an interview with the head of the division of law at the social insurance head office and a questionnaire answered by administrators in four different counties. The purpose with the interview was to find out about the information strategy of the head office and in the questionnaire the administrators could describe their opinion of their information support. Our special interest was the information channels and how the administrators were able to absorb the essential information.

The purpose of this study was to investigate the association between physical activity and perceived stress, energy and musculoskeletal disorders among office-workers and warehouse-workers and also to see if there were any differences depending on work-place and gender. The method that was used to collect data was three different validated questionnaires that measured stress and energy (the Stress-Energy questionnaire), musculoskeletal disorders (intensity and localization of pain, a Pain Drawing questionnaire with a VAS-scale) and physical activity (IPAQ ? the short version). Eighty-eight workers participated in the study. Forty-seven of them were office-workers and forty-one were warehouse-workers.

Akilleshälen som glöms bort : En kvalitativ studie av kontorsmiljöns betydelse för internkommunikationen på en arbetsplats

Employers are becoming more and more aware of that the internal communication between employees is the reason why organizations are being held alive and also what impact the office environment has on employees work performances and their communication. The aim of our study was to gain an understanding of what significance an office's spatial design has for the communication between employees and managers in the workplace. We have through qualitative interviews with managers and employees from different business cases gotten a perception of their ways of communicating with each other. The results showed that employees and leaders thought that they shared the same picture of what their communication was like in reality, how they thought their ways of marking their territory in the office was understood and respected and what their opinions and expectations of how the communication between them and their leaders should be like. These results were then analyzed in consideration with relevant theory and previous research in the disciplines of office environment and communication studies.The main conclusions that have been drawn from the analysis are that the work environment's design can be both positive and negative at the same time and that what should be focused on is the leaders' communication. The leaders and their employees have to communicate more about their communication between them so thart misunderstandings can be avoided in the office environment - and therefore become more effective..
